the seats are dated, the screens are small, but its a family owned and operated business. You have to respect that, and they run great deals on ticket prices. The popcorn is actually really good, and there is always interesting movies playing. Sometimes movies you cant see at the major theaters in the area are playing right here. I go a few times a year to see something that Ive heard about but dont feel like dealing with the crowds and crazy that is White Plains, Port Chester & New Rochelle.

Unlike the Burns in Pleasantville, this theater accepts MoviePass so you can see indie movies without traveling down to Manhattan. Also, parking is always easy here, whereas Pleasantville parking is usually difficult or NOT free

great films. terrible theater. broken seats. no heat. bad projection. consistantly obnoxious patrons talk and answer phone during films. theater attracts mainly old people without manners. go to Jacob Burns instead.

This is a great theater. The screens and sound reproduction is excellent. we always prefer the mid size rooms rather than the huge mall theaters, and this takes it for a home run.

Highly popular with the 55 and older crowd. Just watch out for the elderly drivers pulling out of the parking lot. They probably shouldnt be on the road.
