Wish there was a no star option! Worst place EVER to live. Jack and Ruth Complete slum lords! They harass you constantly over piddly crap. Harass any guests that you have over. No parking or handicapped parking. Way over priced for a falling apart shack. Save your money and go elsewhere unless you want to live in a black mold, termite infested, ceilings caving in with Multiplie leaks which slum managers that know about and cover up with paint!! AC unit was completely covered in black mold on inside. Oh and maintenance sucks!!!! You put in a work order and it takes weeks for them to half butt fix it. So called maintenance poured a whole bottle of sulfuric acid down sink which went over all of kitchen floor when I have 4 small children in the house! The maintenance also caught 2 of the units ac on fire! Place needs to be condemned and management sent to jail for embezzlement, fraud, and sued for medical problems due to EVERY unit having black mold!!!!! DO NOT WASTE YOUR TIME AND MONEY WITH THESE LOW LIFES JACK AND RUTH!!!!!

Lived here for 8months. Didnt really want to go but had to due to my family growing and expanding. Theres a lot of drama here yes. Theres a lot of people there who come and go. But the atmosphere was always beautiful. The birds are wild and sing loudly in the morning. The water is right across the street. The trees were nice to look at everyday. We made our place our little home for awhile and made our yard look nice and planted plants and the neighbors were always so helpful and sweet. Most of the time. Rent is pricy right now due to acs being ran for summer. Rent goes back down in October. But for the time we lived there it was ok and we would go back if we had to.

Lived there when money was tight. Very old place and needs work. The actual owner Larry lives in another state. Jack and Ruth run the park do the best they can and do answer to the owner. A lot of unsavory characters live there sometimes so yes they can have attitude issues. Theyre under different zoning codes that is why the weekly rent. It is a business to them. But other wise whenever you take the time to know them they are good people. The owner when he visits about once a year for a week never goes beyond the office. Stays in another place. Privacy of the tenants is his concern.

I cant believe this place hasnt been condemned. Old, rundown and termite infested.. No maintanance to fix the constant problems since they were too cheap to keep the guy on.. The landlord Jack is a micromanager.. Constantly around bugging about every little thing, like drinking a beer on the porch you pay for.. Hes beyond rude to everyone including guests and takes down plate #s of all who come in. For the dilapidated shacks they have to offer, which are crazy overpriced, they should be a hell of a lot nicer instead of harassing tenants daily.

Horrible park from the drug addicts, domestic violence, police constantly being called, to the week by week only rental policy. Old cottages & trailers and rvs that most states would have condemned and shut down the park. The owners are complete slum lords and do not follow florida rental laws. More sad is most the the tenants there are uneducated to their rights or retirees that reside on a fix income and have no where to go. Brevard Housing needs to do its job!

This place is a joke, the lady shows you place and takes your deposit never says anything about a extra pet deposit . drive over 300 miles and you dont have a place to stay . never was told you have to be approved or that we needed shot records til Sat and were 300 miles from the vet office . this is a terrible place to try and get a place to stay, supposed to be pet friendly , huh 150 deposit per pet , no refundable. These people arent even people friendly .

The park is old and shows but that also is part of the charm with the 100 year old live oaks for shade its quieter than some I visited but the train tracks down the street are a bit annoying at 2 am it isnt a busy spur so I could live with it. My biggest gripe is the people who own the property wont allow the manager to rent for a month only weekly daily or biweekly

Everything is how you make it. Rocky waters is one price, housing, water and electric. The place is what you put into it. I have a cottage and have put the time and work to make it nice. I have been pleased with Ruth and Jack. I wish the owners would not of upped the rent for summer, but other than that, they are always there if I need help with a problem.
