We stayed two nights ($750) for their New Years Eve special in 2015. We were in a Family Cabin two adults and two kids. Housekeeping hadnt changed the sheets. The heater didnt work right, and we found out at night, when no-one was at the front desk. The breakfast was a catered buffet on New Years, they stuck the stale bacon and eggs in the microwave (I saw them). The waterpark was over chlorinated - enough that the tears started running when you entered the main building. No-one called back either to help with the heater issue - or the sheets - so we spend two nights in an unheated - yucky place. The experience was bad enough that they agreed to give us a voucher for a two day stay so that we would try again. We just came back from that second stay. Here is the good: - The staff is nice and tries to work around the limits put on them by management (see below). - The trail rides and the staff working there are nice – except they start the rides from multiple spots, and you have to ask each day where they start from. That can change on short notice too. Here is the bad: - on our return visit we went to the Sundance Steak House. A lone waitress worked the bar, and the dining room. It took her an hour to get the food out - it was cold, incomplete, and not cooked as ordered.$10 for a burger without lettuce and tomato. Fruitflies and flies were bugging us the entire time we were there. The waitress was embarrassed enough of her service that she took off 30% - without being asked - and told us that was the maximum she could do. - Breakfast the first morning - again a lone waitress was serving 22 guests and the bar. Fruitflies abound. Long wait. Again - very nice waitress - however - she called in her manager to make sure she wasnt being blamed for the bad service. Manager just looked around and did not help or talk to the guests. - Breakfast second morning was a buffet - it was OK - but in no way worth the $50 they charged for it. Especially since again – fruitflies over the food. No comparison to any breakfast place. No matter where you go - it will be better elsewhere. - We overheard several group of employees discussing new labor policies that limit the amount of service staff available to serve the guests. We got a whiff of that. - Fees on housekeeping - if you want your $200/night room serviced, they will charge you $25 per service. BTW - this is no Hilton. All accommodations - including the suites - will remind you more of Super 8 or Motel 6, and they are decaying. They still have tube TV’s. - Housekeeping actually had changed the sheets in our cabin, but, scarred from the first experience we had brought our clean and warm comforters. Very good that we did that, because the heater in this cabin did the same thing it did in the other cabin - hence it was either too hot or too cold - or - you could get up at night and turn it on once in a while. Loud too. Again - at double the price of a KOA cabin - these cabins are falling apart. I walked through the Hotel to see if it was any better. It isn’t. The foul water stank enough that taking a shower didnt make you feel clean. - Waterpark – Still over chlorinated and overpriced. They charge $25 a person, no matter if the park is open 5 or 14 hours, or no matter if they have enough employees or lifeguards to open all slides and pools. You better ask before you plunk down the dough. Our general assessment is that these guys milk every single duct of your wallet, charge double for everything, and don’t deliver on the service. The place is decaying, the staff is overworked – though nice – and the entire place – inside and out is dirty, full of blood sucking insects, and the main building – which also houses the waterpark - has enough chlorine gas in it that your eyes start tearing immediately. We won’t be back.

I recently booked a birthday party for my 4 year old daughter who was looking forward to spending the day with her friends at the waterpark and celebrate her birthday. When I was inquiring about the birthday party package I was told you have a private room for you and your guests that only allows you 1 hour in room and also includes 3 pizza and 3 pitcher of soda and waterpark bands for the children and if the adults want to participate in the waterpark we need to pay the regular price of waterpark .When we arrived the day of the party and was taken to what they called a party room it was vary depressing it looked like an storage space with tables that had red and white checkered table cover and1 birthday banner that blends in with the wall were it had been put up and there was a big open part when entering the party area that was connected to are room that another party was waiting for are party to be over so we had no privacy and had no birthday party feeling and for the price you pay for a party you would think that at least some plastic table cover that say happy birthday and more then 1 banner in more visible place would be nice and an actual party room that looks like its meant for celebrations would be more professional. Or they need to have the personal that are booking party for people explain about room and if you want to have decoration you need to bing your own because nothing is provided by the facility and that the money you are paying is basically for waterpark only .I also think the arcade area should be updated as well as lot of the machine were not working and the changing rooms should be more maintain though out the day with as many people that are useing them .one of the good things was the manager and one of the head ladies who are in charge of partying planning had apologize for what we were expecting as of a party room and was trying to please us in giving us a nother more private room but it still was not a room that you would expect to have at a facility that offers birthday party package just not a party feeling expecially for a childs birthday to make them feel special on thier day and make it more exciting for the other children attending the party .I do have to say thank you to the staff who was helping us that day to try and make it a better situation but its just a disappointment that it was all miss leading and more effort was not put into the party area and more appropriate rooms for partys were provided from the facility that was offering birthday party package especially on the price you pay for your package .

The water park is nice and fun, but it ends there. We were so looking forward to spending our 4th of July weekend at the Double JJ Ranch / Resort, but it was a disaster. Friday at 3pm we were told our room/cabin would be ready in an hour. An hour and a half later it was still not ready and no one knew when it would be. Were it not for Bill the manager, I don’t know if we’d gotten into our cabin until well after dark. The line of guests at check-in were all being told their rooms were not ready – so it wasn’t just us. Once we did get in at 5:30pm (with a party of 7 + a baby), the housekeeping staff cleaned around us. One of the housekeepers explained that there were only 10 of them to clean some 200+ rooms after a massive check-out that day of visitors to the “Electric Forest”. So much for being prepared?! Rates are definitely not cheap here and this was anything but good customer service. Other things were problematic. A nest of black wasps lived in the attic of our cabin so we killed several of those. We could see them coming in from the outside. There is no cell service at all in the cabins and the house phone did not work. Fortunately we did not have an emergency. Internet access is advertised, but of course that’s not campus-wide and definitely not in the cabins. The TV was small, at least 15 years old and the channel guide completely out of date. Signage advertises “bike rentals” but that is now long gone. The downloadable map shows “boat rentals” but that too was history. These days, pretty much every place to stay comes with a hairdryer – but not at Double JJ. The batteries in one of the smoke alarms needed changing so it beeped periodically throughout the night. The guests before us disconnected the other smoke alarm and took the basement door off of its hinges. Clean towels weren’t delivered until way past dark around 11:30pm. By the time two of our party hit the sack, they discovered their bed was still soiled and unchanged – full of grass and dirt from one of our predecessors. Apparently there was no time for staff to address these issues and certainly not enough staff. When we checked out a day early we discovered our reservation had incorrectly been made for only one night in the first place! Good thing! Our attempts to reach management totally failed (nowhere to be found) and our calls have not been returned. I would not recommend a stay at Double JJ and we will never be back! The 4th of July Holiday we were so excited about with our family was ruined.
