I absolutely loved this place! I stayed overnight (also in the Overlook room) and was captivated by the old buildings charm. Every room is decorated so wonderfully and it really helps you feel like you almost live in this place when you stay. Bedroom was clean, had a balcony and a cute table and chair set. The furniture looks hand picked to match the feel of each room. The bathroom was huge (water pressure/temperature a bit of an issue, but a quirk of an old mansion I am willing to overlook because of the overall experience). The night we arrived the gentleman who helped us check in was great. We settled into our room and he recommended a great restaurant to eat in. The following morning for our complimentary breakfast he showed us the dining hall where food was already laid out and then asked us if we would like eggs and bacon and how we would like them cooked. The building is beautiful and worth a poke around, and we did just that. When people were checked out we were even allowed to explore the other rooms available to guests. It was a wonderful experience and I would highly recommend this place!

Such a great place to stay! My wife and I just stayed at the mansion and the couple that own the business are so sweet, and really give it their all to make it an authentic B&B experience, happily making delicious breakfast in the morning, and chatting with their guests. The dinning area, small bar area, cozy feel, and friendliness of the owners truly make this an exceptional and personal experience. The Mansion itself is gorgeous, very well kept. The rooms are all unique, each having its own charm. They are well equipped with the necessary amenities yet still keep the old, authentic feel of the Mansion. The location is perfect, the grounds are well preserved, and the sitting area on the porch is definitely a quiet, relaxing place to sit down. All in all, we could not be more satisfied with our stay. This is definitely a gem of Little Falls, NY. Helpful?

From the moment we walked up the drive and saw the view in front of us, I already knew that I would fall in love with the place and I was not disappointed. After being met by the innkeep in the gorgeous foyer and showed the room (which was to die for by the way), we were given the grand tour of the inn, and grand it was. I would live there if I could. We were also given directions to a wonderful little pub/restaurant in town for dinner and then breakfast the next morning in the dining room of the inn. Thank you so much for an absolutely PERFECT weekend. (I have to come back for the 4th of July and see if theyll let me up on the roof to watch the fireworks...... =^_^= )

Great place to stay. Very clean. Jim is an awesome host and makes you feel very welcome. We arrived in very heavy rain and he was outside with umbrellas for us. Then took us on a tour and suggested places for us to eat. We stayed in the overlook room which was very clean and has a small sun room with two seats and a small table which was awesome for hanging out at night and relaxing. Overall amazing stay. Would definitely stay again and recommend to everyone. Continental Breakfast in the morning.

I loved almost everything about my stay here. The Innkeepers were knowledgeable about the mansions history and accommodating, even allowing us roof access to watch meteor showers. The breakfast was mostly organic items and a hot cooked meal featuring local produce was delicious. I would tell my friends and seek this out. Only complaint, theyre not using AC and it was a touch damp throughout the night. I believe theyre working on that.

ROSE PETALS FLORIST

This is a beautiful place for a wedding, luncheon or any business gathering. The wedding planner and coordinator is the very best and she makes sure that everything falls in place beautifully for the couples special day. Being a local florist from ROSE PETALS FLORIST; we have worked with many happy brides that have had their wedding at tthe OVERLOOK or have used the facilities bed & breakfast. Very highly recomended!

Attended a wedding and stayed overnight. The staff and owners were lovely! It was nice having window A/C units in the bedrooms, but the dining area and wedding reception areas were HOT without A/C or air flow. Otherwise - it was a wonderful weekend!

Beautiful old world mansion. Very large, ornate rooms. The innkeepers are super nice and provide a great breakfast spread.
